The debut was in Milan, with the 21 Way of Living by Città Studi: a hybrid hospitality reality inaugurated at the beginning of 2020 which aims to combine traditional and extended-stay hospitality services with the most advanced forms of co-living and co-working, the organization of events and the offer of a real bistro also open to the public outside. But the ambitions of Ricerca 12, a company headed by Alessandro and Luciano Benetton, as well as co-founder Aldo Giacin, go much further and even think about developments beyond the border.

The idea, reveals Il Sole 24 Ore, is that of build an Italian portfolio in the medium term with a total value of 500 million assets under management. Nor is the creation of a specific real estate fund excluded, with the aim of attracting other institutional investors. At the moment the platform has already committed around 50 million euros in equity for three distinct developments: in addition to 21Wol in Milan, the opening of another hybrid structure in the Lombard capital, in the Navigli area. Add to this a building in via Belfiore, in Florence, acquired in December 2018 and today leased to the State Property, but which should also be converted into an accommodation facility.

At a later date the company also does not rule out expand through the rental of properties to be managed according to their hotel format. The initial goal is to build a widespread presence in Milan and Rome. In addition to Florence, one thinks of Venice, while the goal of 500 million assets under management should be reached in five to seven years. Subsequently, Ricerca 12 does not exclude the hypothesis of a development abroad.

The next scheduled inauguration is however that of Milan – Navigli: a 4-star hotel with 120 rooms, equipped with co-working spaces, kitchen on each floor, gym, restaurant, bar, laundry, swimming pool and sky-bar. Obtained from the conversion of a former Telecom exchange, the structure also aims to obtain the eco Leed Platinum certification. As regards Florence, however, it will still be necessary to await the decisions of the local administration on new projects dedicated to hospitality.
